In a recently conducted analysis of residential market potential for Northeast Indiana, including Steuben County, we gained valuable insights into the region’s housing landscape and future opportunities. This report, conducted by Zimmerman/Volk Associates, highlights several key takeaways that are essential for Steuben County’s development strategy. It was released during last month’s Housing Symposium in Fort Wayne. The SCEDC is looking to host a similar smaller event in Steuben County in November.
Key Observations:
1. Housing Demand in Northeast Indiana:
The study estimates an average of 43,645 households across Northeast Indiana are likely to seek new or existing housing each year over the next five years. The demand spans a wide range of housing types, including multi-family rentals, townhouses, and single-family homes.
2. Steuben County’s Share:
Steuben County is expected to absorb between 199 and 263 new housing units annually, comprising both rental and ownership options. This potential for growth reflects the county's ability to meet diverse housing needs, especially as it continues to attract a mix of families, young professionals, and retirees.
3. Target Market Segments:
- Traditional and Non-Traditional Families (38.4% of the potential market): These households have higher incomes and are key targets for single-family homes.
- Younger Singles and Couples (37.2%): Many of these households prefer rental options, reflecting broader national trends among Millennials and Gen Z.
- Empty Nesters and Retirees (24.4%): This segment is growing and increasingly interested in smaller, low-maintenance housing, often leaning towards rental units as well.
4. Affordability:
Steuben County’s housing market is able to support a variety of price points, ensuring affordability for both entry-level and higher-income households. Housing options range from just under $1,000/month rentals to homes priced upwards of $450,000.
5. Migration Patterns:
A significant portion of new residents moving to Steuben County are coming from neighboring regions within Indiana and from larger metropolitan areas such as Chicago. This external migration complements local demand and represents an opportunity to capture more out-of-state relocations.
